What We Help With
Most people call us at a turning point: a move, a loss in the family, a separation, or a first purchase. We handle home selling, inherited and probate houses, divorce home sales and home buying help. Each one has its own paperwork and its own pressure, and we explain both before you commit to anything.

Home Selling
Pricing from recent nearby sales, California disclosures handled, and clear answers on fees, repairs and timing from first call to closing.
Inherited & Probate Houses
Selling a house that came through an estate or trust, with the court steps, paperwork and costs explained before anything goes on the market.
Divorce Home Sales
A neutral, step-by-step sale of a shared house during divorce, with equal updates for both spouses and clear coordination with attorneys or mediators.
Home Buying Help
We guide you through buying a house, from your first lender call to the keys, with plain answers about costs, offers and inspections.
What Shapes Your Sale Price and Your Costs
Every sale is different, so we do not quote numbers until we know the property. What we can tell you is which things move the outcome most. These are the questions we work through with you on the first call.
After a phone call and a look at the details, we give you a written estimate of likely price and costs, line by line. Nothing is signed until you are comfortable with it.
- Condition and recent upkeep
- Roof age, older plumbing, and heating and cooling systems that work hard through Central Valley summers all affect what buyers will offer. We help you decide what to repair, what to disclose and what to leave alone.
- Comparable recent sales
- Price comes from what similar houses nearby actually sold for, not what they were asked. We pull those sales and show you how we read them.
- Timing and how soon you need to close
- Spring and early summer usually bring more buyers. If you need to close sooner, we talk honestly about what that may mean for price.
- Loan payoff, liens and title
- Your remaining mortgage, any liens and title issues come off the top. Finding these early avoids surprises in escrow.
- Probate or divorce requirements
- Court-supervised probate sales and sales under a divorce order can add steps, signatures and waiting time. We map those out before the house goes on the market.
- Closing costs and our fee
- Escrow, title insurance, transfer tax and our fee are all part of the math. We put each one in writing so you can compare your options side by side.
How a Sale Works With Us
Here is the usual path from the first call to closing day. Probate and divorce sales add a few steps, and we flag them as we go.
- 1
A phone call about your situation
Tell us what is happening and what you need. We ask about the property, the timeline and anyone else who has to sign off, then tell you plainly what your options look like.
- 2
A planning meeting
We meet at our office, by phone or by video. You get a written estimate of price, costs and what you would net, plus a short list of what is worth fixing.
- 3
Preparing and pricing the house
We gather disclosures, take photos and set a price backed by recent sales. You approve every step before the house goes on the market.
- 4
Offers and negotiation
We explain each offer in plain terms: price, contingencies, closing date and what the buyer is asking of you. You decide, and we negotiate on your behalf.
- 5
Escrow to closing
We track inspections, appraisal and paperwork through escrow and call you when something needs your attention. On closing day, you know exactly what you are receiving and why.

A Small Office That Picks Up the Phone
We are a local real estate office serving Thornton and the towns around it. Much of our work involves people who did not plan to sell this year: an adult child handling a parent's estate, a couple dividing property, a family that has outgrown its space. We keep things calm and we keep them clear.
Our approach is simple. Short, direct answers about why a house is priced the way it is, what each cost covers and which options you really have. If selling now is not your best move, we will say so.
When you are ready to buy, we bring the same approach to the other side of the deal with our home buying help, from your first questions to the final walk-through.

Common Questions, Straight Answers
Something not covered here? (209) 330-8096
What will it cost me to sell?
Your costs usually include our fee, escrow and title charges, the county transfer tax and any repairs or credits you agree to. We put each item in writing before you sign anything. That way you see your likely net, not just the sale price.
Do I have to fix everything before I sell?
No. Some repairs help a sale and others are money you will not get back. We go through the house with you, explain what buyers and inspectors tend to flag, and help you decide. California still requires you to disclose known issues, and we walk you through completing those disclosures correctly.
Can I sell an inherited house before probate is finished?
Often, yes. In California, an executor or administrator can usually sell during probate, either with full court confirmation or under the simpler independent administration process if the court has granted it. We explain which path applies to you and how it affects timing. Your probate attorney handles the legal filings.
We are divorcing and do not agree on much. Can we still sell?
Yes. Many couples sell while separated or during the divorce. We keep communication even-handed, share the same information with both of you, and work within any court orders or agreements your attorneys have in place. Separate calls or video meetings are fine.
What if I change my mind after signing with you?
You can cancel our agreement to sell at any stage up until the house goes under contract. We would rather you feel comfortable than feel stuck. Once a buyer's contract is signed, other rules apply, and we explain those up front.
Do I need to come to your office?
Only if you want to. We meet at our office, by phone or by video. Heirs who live out of the area and people with busy schedules often handle almost everything remotely.
Do you help buyers too?
Yes. Our home buying help covers finding the right place, writing a strong offer and getting through inspections and escrow. Some clients sell one house and buy another with us at the same time, which makes coordinating the two closing dates much easier.
Why People Call Us First
Selling or buying a house is a big decision, and most of the stress comes from not knowing what happens next. We try to remove that part.
- 01
You hear the real numbers early
Before we do anything, we walk you through likely sale price, closing costs, our fee and any loan payoff. You see what you would net, not just a headline price.
- 02
We tell you when not to fix something
Some repairs pay for themselves and many do not. We tell you which is which, so you are not pushed into spending money that never comes back at closing.
- 03
Meetings that fit your day
We meet at our office, by phone or by video. Heirs who live out of state and spouses who would rather not sit in the same room can each take part on their own terms.
- 04
Steady help through the hard paperwork
Probate court steps, divorce orders and California disclosure forms all have rules. We keep track of deadlines and tell you plainly what each document does before you sign it.
- 05
An easy way out if plans change
You can cancel our agreement to sell at any point before the house goes under contract. Life changes, and you should not feel locked in.

Talk It Through Before You Decide
Tell us what is going on with the property and what you need. We will lay out your options, likely costs and a realistic timeline.
