Divorce Home Sales in Thornton

Selling a house you once shared is hard enough without guessing what comes next. We act as a neutral agent for both of you, keep every update equal and in writing, and give short, direct answers about pricing, timing and your options.

A sale both of you can follow

In a divorce, the house is often the largest shared asset. It also comes with the most open questions: what it is worth, who pays for what before the sale, and how the money gets divided at the end. We focus on the sale itself and leave the legal decisions to you and your attorneys or mediator.

We started as a real estate agent in 2015 and have been a licensed real estate broker since 2021. We also hold the Certified Divorce Real Estate Expert designation, which means we work with the steps a divorce adds to a sale: court orders, two signers who may not be speaking, and a timeline that has to fit the case.

Meetings happen at our office or by phone and video, so neither of you has to sit in the same room unless you want to.

What our divorce sale work covers

Equal communication

Both spouses get the same information at the same time. Updates, offers and documents go to each of you in writing, so no one wonders what the other person was told.

A price based on recent sales

We pull comparable recent sales and walk each of you through the same report. A shared number is often the first thing two people can agree on.

Coordination with attorneys and mediators

With your permission, we share updates with your legal team and follow the terms of your settlement or court order. We do not give legal advice, and we will tell you when a question belongs with your attorney.

A prep plan with costs agreed first

Before any repair or cleaning money is spent, we lay out what is worth doing, what it costs and who has agreed to pay. Nothing moves forward on one spouse's say-so.

Disclosures and paperwork

California sellers must disclose known issues with the property. We help both of you complete those forms accurately, since each signer shares responsibility for them.

Signs a divorce sale makes sense now

You agree on selling, not on details
You both want the house sold but are stuck on price, timing or repairs. A neutral agent with written numbers can break that kind of standstill.
A judge or mediator ordered the sale
If a court order or settlement says the property must be sold, we follow its terms and keep the sale on the schedule it sets.
Payments are getting hard to cover
One spouse moved out, and keeping up the mortgage, taxes and insurance on one income is straining both budgets.
A buyout is on the table
One of you may want to keep the house. You still need a realistic market value to decide whether a buyout or a sale works better.
Talking only happens through lawyers
When direct conversation has stopped, a sale needs someone who reports to both sides evenly and keeps a clear paper trail.

How the sale moves, step by step

  1. 1

    A first conversation

We talk by phone or video with each of you, together or separately. We ask about the property, any court orders and the timeline you are working with.

  2. 2

    Price and plan in writing

You both receive the same pricing report and a written plan covering prep work, costs and a target date to go on the market. Both of you sign off before anything starts.

  3. 3

    Going to market

We photograph the property, market it and arrange buyer visits around whoever is living there. Each spouse hears about interest and feedback at the same time.

  4. 4

    Offers and decisions

Every offer goes to both of you with a plain summary of price, terms and contingencies. Accepting or countering takes both signatures, and we keep your attorneys informed if you want that.

  5. 5

    Escrow and closing

The mortgage and any liens are paid off through escrow. Remaining proceeds are paid out as your agreement or court order directs.

What affects the cost and the net proceeds

What you each walk away with depends on more than the sale price. We go over these factors early so the final numbers hold no surprises. Your agent commission and closing costs are explained in writing before you agree to anything.

Mortgage balance and liens
Any loans, home equity lines or liens on the title come out of the proceeds first. We ask for payoff figures early so you both know the real equity.
Condition and prep work
Some houses sell well as they are, and others benefit from paint, cleaning or small repairs. We will tell you which work is likely to pay back and which is not.
Timing
A sale forced by a deadline may leave less room to wait for the right buyer. Starting early gives you more choices.
How quickly you can agree
Long gaps between offers and signatures can cost buyers and carrying costs. Clear written summaries help both of you decide faster.

Divorce home sale questions

Do we both have to agree to sell?
If both spouses are on title, both generally need to sign to sell. When you cannot agree, a court can order a sale. Your attorney can tell you how that works in your case, and we will follow whatever is decided.
Can one agent really work for both of us?
Yes. We represent the sale, not one spouse's side of the divorce. That means equal updates, the same documents and no private side conversations about strategy.
Should one of us buy the other out instead?
Sometimes that is the better fit, especially with children in school or a low interest rate on the loan. We can give you a market value to work from, and your attorney and lender can tell you whether a buyout is realistic.
Can we sell before the divorce is final?
Often, yes, as long as you both agree or a court allows it. Many couples sell during the case so the proceeds can be split in the settlement. Check the timing with your attorney before we start.
What if one of us still lives there?
That is common. We schedule buyer visits around the person living there and agree in writing on how notice is given, so the arrangement stays fair.
Do you work outside Thornton?
Yes. We help sellers in Thornton and nearby towns such as Galt, Lodi and Elk Grove, mostly by phone and video.
