Home Selling in Thornton, With Straight Answers at Every Step

Selling a house brings a lot of questions at once: what it is worth, what to fix, what it will cost you and how long it takes. We answer each one plainly, then handle pricing, marketing, disclosures and escrow through to closing.

What selling with us looks like

You want to know what the house will sell for, what you will walk away with and what happens between now and closing. That is where we start. We have worked as a real estate agent since 2015, and the habit we kept from the first year is simple: give the seller the real number and the reason behind it.

We meet at our office, by phone or by video, whichever fits your week. From there we set a price based on recent sales, get the house in front of the right buyers, sort out the California paperwork and keep escrow moving. You make the decisions. We make sure you have the facts to make them.

What the work includes

A price built from real sales

We pull recent closed sales of similar houses around Thornton, Lodi and Galt and walk you through why each one counts or doesn't. You see the comparisons, not just a number.

An honest repair list

Some fixes pay for themselves and many don't. We tell you which is which, so you are not spending money a buyer will never notice.

Marketing and buyer visits

Photos, a clear property description and getting the house in front of active buyers and their agents. We schedule visits around your life and tell you what buyers said afterward.

California disclosures

We help you prepare the Transfer Disclosure Statement, the seller questionnaire and the Natural Hazard Disclosure. Getting these right up front heads off disputes later.

Offers and negotiation

We lay out each offer side by side: price, contingencies, closing date and what you net. Then we negotiate on your terms and handle inspection requests through closing.

Signs it is time to call an agent

  • You are unsure what it is worth

Online estimates can miss by a wide margin, especially on rural lots, older houses or properties with a well and septic. A price based on actual nearby sales is the starting point.

  • You are weighing repairs

If you are about to spend on a new roof, paint or flooring before selling, talk to us first. A short conversation can save a costly project.

  • The paperwork feels heavy

Disclosures, inspection reports, escrow instructions and repair requests pile up fast. We keep track of every one and explain what each means.

  • Your situation is complicated

An inherited house or a sale during a divorce adds steps. See our Inherited & Probate Houses and Divorce Home Sales pages; we are a Certified Divorce Real Estate Expert.

How the sale moves, step by step

  1. 1

    A first conversation

We talk by phone, video or at our office about your goals, your timeline and the house. You leave with a clear idea of the options and what each one involves.

  2. 2

    Walk-through and pricing

We look at the property with you, in person or by video, and come back with a suggested price and the sales behind it. We also point out any repairs worth doing and the ones to skip.

  3. 3

    On the market

Once you approve the price and the plan, we prepare the disclosures and start marketing. You get regular updates on visits and buyer feedback, good and bad.

  4. 4

    Offers, escrow and closing

We review each offer with you and negotiate the terms. During escrow we track inspections, the appraisal and loan approval, and tell you right away if something needs your attention.

What affects the cost of selling

Your net is the sale price minus the costs along the way. Most of those costs are predictable, and we go over each one before you sign anything. Here is what moves them most.

Commission
Agent compensation is negotiable and is set in writing before any work begins. We explain exactly how it is calculated and who it covers.
Pre-sale repairs
What you fix, if anything, is your choice. Smaller items like smoke and carbon monoxide detectors or water heater strapping are often required and inexpensive; larger projects need a clear reason.
Escrow, title and transfer costs
Escrow fees, title insurance and county transfer tax depend on the sale price and on how costs are split with the buyer. We estimate them early so they are not a surprise.
Inspections and buyer requests
A termite report or inspection may turn up items a buyer asks you to fix or credit. How we respond depends on the market and your priorities.
Timing
Spring and early summer usually bring more buyers, while slower months can mean more room for negotiation. We tell you honestly how the season affects your sale.

Questions sellers ask us

Something not covered here? (209) 330-8096

How long does it take to sell?

It depends on price, condition and the season. Once you accept an offer, escrow in California commonly runs about 30 to 45 days. We give you a realistic timeline for the property in the first conversation.

Do I have to fix everything before selling?

No. Many houses sell with known issues disclosed and priced in. We help you decide which repairs make sense and which simply cost you money.

What do I have to disclose?

California sellers must disclose known material facts about the property, including past repairs, leaks or other problems. When in doubt, disclose. We walk you through each form so nothing is missed.

Who actually handles my sale?

You work with us directly from the first call through closing. We have been a licensed real estate broker since 2021, so the advice on pricing, contracts and escrow comes from someone who carries that responsibility. You will not be handed off midway.

Do you work with sellers outside Thornton?

Yes. We help sellers across the surrounding area, including Galt, Lodi, Elk Grove and Woodbridge. Meetings can happen at our office, by phone or by video.

What if I am also buying my next place?

We can coordinate both sides so the timing lines up as closely as possible. Our Home Buying Help page covers how that part works.
